These are some of the most common “issues” found during a home inspection, which are in-turn requested to be addressed. Reviewing this list to see if you can take care of them can possibly save you extra time and expense.

Heating, Ventilation & Cooling (HVAC)
Furnace needs cleaned. Recommend basic cleaning and new furnace filter.

GFCI outlets not working or not installed in bath, kitchen and basement areas. What are these?
Double-tapped breakers (two wires going to one breaker) in main electrical panel – some brands allow this
CSST (corrugated stainless steel tubing) – not properly grounded to main electrical panel. This piping (usually has a yellow casing) is used in newer homes for gas lines. FAQs on CSST

Fireplaces (gas)
Inspectors will want to test the fireplace for functionality and safety. If your fireplace requires being manually lit, be sure instructions are left in plain sight for them to use. If it is difficult or tricky to light, it’s especially important. If your fireplace uses a pilot light (flame), it’s recommended to have it lit before the inspection. Some inspectors will not do it, resulting in a recommendation to have a service call to ensure it works properly.

Radon Levels
Buyers may test for radon levels within your home.  Learn more about radon at the EPA's site.

Fireplaces (wood-burning)
If it hasn’t been inspected and cleaned in the past year, expect it to be requested.

Cracks in foundation walls
Cracks in basement floors
Not enough insulation in attic, or insulation that has been pushed into soffit vents
Damp basement and/or walls

Leaking drain pipes under kitchen and bathroom sinks
Leaky faucets
Loose or leaking toilet
Missing and/or dysfunctional drain stoppers (especially tubs)
Leaks around vents or plumbing vent pipes which pass through the roof
Non-functional sump pump
Disconnected or leaking sump pump ejection drain line (usually on exterior from ground settling)

Windows which have lost their seal between the glass (i.e. fogged glass)
Interior doors do not close completely or properly
Damaged or incorrectly-installed flooring, such as tile and laminate

Drain from downspout on house is disconnected from conductor in the ground, which runs to the street.
Negative or zero grade around the foundation of the home.
